At Osprey Management, we're not just managing self-storage properties, we're setting new standards for performance. According to Storable's Q1 2025 Industry Pulse Report, the national self-storage occupancy rate was at 76.7%. In comparison, Osprey's managed portfolio achieved a remarkable 81.02% occupancy during the same period.

But the story doesn't stop there. The national average length of stay for self-storage tenants was reported at 19.0 months. Osprey Management's tenants stayed an average of 49.31 months across our managed properties in Q1 2025. That's more than double the national average.

Why does it matter? Longer tenant stays and higher occupancy rates are more than just bragging rights, they're powerful indicators of operational efficiency, strategic marketing efforts, and customer satisfaction. Here's why these numbers are critical:

  • With fewer vacancies and longer term tenants, our managed properties benefit from steady revenue streams, minimizing the costs associated with churn rates and leasing efforts.

  • A longer average stay indicates positive tenant experiences, a testament to our focus on customer service and clean facilities.

  • With higher occupancy and long tenant stays, we're able to shirt our marketing dollars from constant lead generation to more strategic initiatives like brand building.

Our strategy is built on consistent market analysis, on-site staff training, marketing campaigns, and hands-on property management to ensure facilities remain clean, secure, and welcoming.

At Osprey Management, we believe performance isn't accidental, it's the result of our strategy, systems, and service.
