Unlocking Potential: Operational Improvements Drive Growth at Midwest Campground

In January 2023, Osprey Management began managing an RV campground in the Midwest that showed strong promise but needed direction and operational refinement. With the expertise of our in-house asset management team and the hands-on leadership of our field managers, the property has undergone significant improvements, such as the addition of 60 new annual sites and the groundwork for long-term growth.
Rather than investing in costly overhauls, our team conducted in-depth research and site assessments to identify high-impact improvements that would yield immediate and sustainable results.
One of the property's biggest limitations was its seasonal downtime due to cold weather. Our team discovered the existing water lines were already buried deep enough to support year-round use, eliminating the need for expensive repositioning. From there, we implemented practical upgrades to extend seasonal operations, including:
Installing heat tape on exposed lines
Upgrading water hydrants
Insulating windows at the shower house
With winterization complete, we transitioned the park from only 17 year-round RV sites to all 80 sites being open year-round. This expansion has significantly improved occupancy levels and added stability to off-season revenue.
To increase guest interest and boost cabin occupancy, we relocated three rental cabins closer to the lake and renovated the interiors with electrical upgrades, furniture, appliances, and supplies. The upgrades led to a spike in demand and consistent booking requests. Rather than letting the old cabin pads be unused, we converted them into additional year-round RV sites, further optimizing the use of space and generating new revenue.
This campground is a clear example of Osprey Management’s value-add strategy at work. Through focused improvements and operational excellence, we’ve turned untapped potential into measurable growth.
