Our team noticed an abnormal increase in the water bill across two communities in our Connecticut portfolio. Initial inspections by both our in-house team and a national leak detection service failed to uncover the source, despite the costs continuing to climb, rising by $1,000-$2,000 each month.
With leak detection services booked out more than 30 days and expenses mounting, we knew waiting wasn't an option. It was time to take control ourselves. While other property management companies might wait for help, the Osprey team mobilized. Our on-site and maintenance crew took immediate action by digging test holes and tracing water lines manually.
Realizing the leak might be hidden deeper, we escalated our strategy by renting utility locators and advanced equipment to navigate property lines. After months of investigation, we finally uncovered the source as a hidden break beneath a 10-foot retaining wall. Our on-site team quickly resolved the issue.
Once the repair was complete, the community's water bill dropped from an average of $3,600 to $1,500 per month, generating $25,200 in annual savings.
